A direct move-in is a resident whose family contacted the community without passing through a referral aggregator, so no referral fee is owed on the lease.
Why it matters in senior living
Direct move-ins come from word of mouth, the community's own website, local search, and increasingly from AI assistants naming the community. They are the highest-margin residents an operator has.
The attribution challenge is proving which channel produced each one, because the family's path is long (often 100 to 400 days) and ends offline in a tour and a signed lease.
